The Sands Estate is a hub of activity, we’re lucky to live on the doorstep of a wonderful natural environment both within our estate and around the Surf Coast region.

Under the Section 173 Agreement there are obligations placed on all lot owners to ensure that they plant not only native plants but mainly native plants indigenous to the Torquay area.

Landscape Philosophy

The Sands Estate has been built within a stunning and sensitive natural environment surrounded by the Karaaf Wetlands and the dunes which include Moonah woodlands. The Comprehensive Development Plan for the Sands Estate was approved by the Surf Coast Shire Council after agreement was reached on the Environmental Management Plan (EMP) which required that the Estate be mainly planted with native indigenous plants and all listed environmental weeds were banned from being planted in the estate.

Indigenous Plants

The plants that are native and indigenous to the Sands Estate are listed in the attached documents with photos of the individual plants at maturity.

Surf Coast Shire Environment Weeds

Environmental weed for the Sands Estate are listed with photos in the attached document.

Some are well known and loved plants which are not indigenous to this area and would compete with our indigenous plants. As the area we live in is a sensitive environmental area it is important that we remove them.
